FAQs

How long in advance should I book this service?

If you are hiring this service to meet your visa requirements, you should book it within at least 1 month prior to your VFS appointment. 

Do I need to pay rents in advance?

In Portugal, the citizen renting a property is always asked to nominate a guarantor, a person responsible for paying the rent in case the tenant fails to pay. The guarantor needs to be a Portuguese citizen.

As non citizen, it is hard, if not impossible to get a guarantor so in these cases is common that the landlord asks for 6 to 12 months rent in advance. Although the law establishes no more than 3 months the rent amount (2 months deposit and one rent) in advance, the reality is that in this private market the landlord can choose to rent the property to whoever he/she wants and therefore will rent to the highest bidder.

Is the property registered at the tax office as per the Immigration authorities requirements?

Yes, Portugal Wizard guarantees that the final selected property and after the lease is signed by both parties, that the landlord sends us proof of fiscal registration and the correspondent receipt of the “imposto de selo”. 

Is the lease reviewed to guarantee it meets the law?

Any lease signed under our services is reviewed and revised to meet the Portuguese law.
